Avoid Mortgage Mishaps: Tips From Your Lender

  • Always speak with a lender early in the process to determine the amount you can qualify for and to set a proper expectation; new lending guidelines are changing the landscape of mortgage financing
  • Have your income documentation available for your lender; if salaried, most recent pay stubs and W2s are usually needed, and if self-employed or commissioned, most recent federal tax returns to document income
  • A lender will also need your most recent liquid asset documentation to verify sufficient funds to close; this can include bank statements, retirement accounts, 401Ks, money market accounts, CDís, cash value of life insurance policies, etc.
  • Getting all pages of documents to your lender in a timely fashion will speed up the process and help ensure a smooth closing!
  • Most importantly, find a lender who operates with integrity, delivers as promised, and is a market professional
